Most vendor insurance programs still run on shared inboxes and a date column. That process files paper. It does not ask whether CG 20 10 is in the packet, whether the owner entity is named, or whether workers' compensation is half the required limit. The ACORD 25 itself says the certificate confers no rights. The rights live on endorsements that almost nobody opens.

DueFiles is the workspace between the contract and the claim: a portal vendors will use, rules that match how contracts are actually written, and a review queue that stays grey until a person on your team agrees. Built to sit next to the PMS you already have, not as a replacement for it.

The pattern is the same in a mid-rise, an HOA, a ballroom, and a franchise unit. Someone in operations is told to "get the COIs." They collect PDFs. They highlight expiration dates. A claim, an audit, or a board packet arrives, and it turns out the additional-insured box was never backed by a form, or the roofing job finished six months ago and completed operations were never requested.
