How DueFiles works, what it costs, and how it sits next to a PMS.

What does DueFiles actually check?

Limits, named entities, dates, and the endorsement forms that back Additional Insured, Waiver of Subrogation, and Primary and Non-Contributory wording. CG 20 10 and CG 20 37 are separate rules. A ticked checkbox without the form is a gap.

How is this different from storing COIs in AppFolio or Buildium?

Those systems keep the file and often the expiry date. They do not read CG 20 10 versus CG 20 37, and they will not tell you the WC limit is $500,000 against a $1,000,000 requirement. DueFiles is the verification layer. CSV and webhooks are how it sits next to a property-management system.

Will vendors actually upload?

The link does not require an account. It can go to the broker who issues the certificate. After parse, the portal lists what is still missing so they are not guessing from a vague rejection email.

Do you meter extraction?

No. Plans are priced on vendor band and verification depth, not on how many times a PDF is read.

What does a plan include?

Free covers 10 vendors. Starter adds the rule engine and templates. Pro adds endorsement-aware verification, W-9/license/bond capture, webhooks, and the audit export. Business adds multi-entity mapping and a native integration slot. Prices are on /pricing. Enterprise (SSO, white-label, managed review) is a published custom conversation.

Is there a credit card on the free plan?

No. Start with 10 vendors. Upgrade when the roster needs it.

Where do the legal limits live?

The Terms of Service, DPA, and product disclaimers cover professional limits, liability, and data processing. Your team approves the hiring, payment, and coverage decisions that matter.
